You be worse than me. Fix it up and move on...time to settle down soon?
We are hoping this is a long time stay. At least 5 years. I hope to then sell it and get something much smaller. It is 2600 foot under roof on 5 acres. I will post some pictures later.

Your present home was simply an investment to flip? I thought this move was the permanent move. (that was my impression) Obviously, even your next move won't be a final move.
I confess, I thought my move to MN was to be my last when I retired, but the cold and snow got to be too much for the old bones. I don't expect to move again at this point however. We like where we are and the winters are tolerable.
We just had a new well drilled (500 feet!), only to find that along with the water they also found gas, as in natural gas, so we have "bursts" happening when we draw water. It is gas and not just air, since it can be smelled if put into a container and sniffed right away and also can be ignited with a torch... Our driller is working on a solution to separate the 2, one possibility will be aeration.
Enjoy your journey, my friend.

What would it take to benefit from the gas? Either sell or use it.

Probably the cost to retrieve the gas would be more than it's intrinsic value at this point. We shall see what we shall see. Thanks

At the time, the market was so tight and we needed to move. We saw it as either a place to stay or to flip when we found something we liked better. WE finally found the better ... I hope.

The previous tenants were renters and the place has had 10 years of little maintenance and upkeep. The renters were not clean freaks. They were old, short and did not change light bulbs in the 11' ceilings. The roof leaked in multiple places and they just used buckets instead of getting the owners to fix it. We required a new roof for the purchase, so the leaks are fixed, but still have some repair needed from the leaks. Still have a lot of grim to clean up. I will be remodeling the kitchen within the year.

We should be all moved in this next week, so the other house can go up for sale, but the market is definitely slowing. I fear we lost the prime selling season.

So much to do, it is hard to figure out what needs to be done first. I just ask the wife what she wants done and do that. I did sneak out and spent a few hours in the back woods clearing a path to the (dry)pond. I got to rebuild the gazebo half way to there and put in a nice smokeless firepit. But all that will come after we clear the yard of fallen trees.

This might be a time to consider a contract sale - to highly qualified buyers?
Ask for a large down payment, to make sure they will not run away.
A 5 year balloon might be long enough to help them get to better mortgage interest rates. You would have their down payment, plus ask for 5% (or so) which would be more than you could get from a bank.

Blessings.

Did that before and got burned. figuratively and literally. Will not do it again.

We have a one year note on the house we are going to sell. I need to cash out that loan.

There are many horror stories, the contracts (i knew of) that required a large down payment (20-30% or more) were successful.
We once sold our home in this way. Completely happy. We would occasionally cross paths with the buyers, they always were so appreciative. If they had failed, we would have had their down payment, plus the house to sell. They did not damage the house.

(To me) getting that up-front investment is key to preventing default. (Just like conventional banking.)
Some contracts are bad, they can allow people to “buy” for less than renting! - Then default, leaving sellers holding the bag.

i would not encourage anyone who wasn’t comfortable to try it. You are experienced with buying+selling.
i would not do it without a contract drafted by an attorney. Good contracts protect both sides.

My in-laws loaned us money for a down payment. They insisted on a contract, we happily agreed. My dear fil saw it as prevention of future misunderstandings/disagreements. We agreed. We paid them 7% interest, which gave them a nice return, more than banks would pay them! And, it saved us, mortgage interest rates were 9%+! and unstable.

Experts were saying we would not see single digit mortgage interest rates, or fixed mortgages, again! So much for experts.

Real estate markets, mortgage interest rates fluctuate! My young adult family is learning now.
