Maybe the availability of other universities nearby helps with labs etc. that Sattler then doesn’t have to supply. Which, if Sattler was out in the sticks, real estate is cheaper, but these other resources wouldn’t be there.

I’m blown away with how much my grocery bill is too. It is nuts how much it has increased. A growing family of 9, coupled with steep inflation, adds up to astounding increases each year.

Maybe owning your own facilities isn’t a benefit at all in terms of expenses. Even if there is no mortgage, the maintenance costs are probably astounding.
